How do I alter or add ANYTHING to my lot?

ALERT & IMPORTANT

ALERT: 

Please RESPECT this process. Reata Ranch HOA has a strict process for ANY/ALL alterations/improvements to lots. ALL communication MUST go through the Secretary(s) NOT anyone else. Bypassing the Secretary(s) and contacting any Restrictions Review Committee (RRC) members or any other members of the Board, may be cause for immediate denial and resubmission process may be required. This will slow down your response time. IMPORTANT:

  • RRC has up to 30 calendar days to respond via the Secretary(s). Every attempt will be made to issue a final decision within 14 days or sooner. Should you receive no response within 30 calendar days, as per the Covenants, Conditions and Restrictions (CCRs), your request(s) are automatically deemed “Approved“ on day 31.
  • RRC has sole and only authority to Approve or Decline, NO ONE else has that power as per the CCRs.
  • RRC has sole discretion and authority to approve or decline on a case by case basis as per the CCRs and what may or may not be approved or declined for one lot can vary as per the CCRs. DO NOT think that what your neighbors have or don’t have will automatically apply to your lot.
  • Keep the results from the RRC for your records as proof of completion and compliance should you ever be questioned about your alteration(s) or improvement(s). Here are the steps to follow:

1st: Find the topic in the CCRs and Read About It

When contemplating ANY alteration(s) or improvement(s) to/on your lot the first step is to read the guidelines about it in the Reata Ranch Covenant, Conditions, Restrictions (CCRs). They provide the guidelines for you. Whether a new home, outbuilding, fence, pool, barn, shop, animals, antenna, removing trees, landscapin, etc… EVERYTHING has guidelines. If you don’t find a guideline for what you’re planning, go to the Contact page complete the form and hit Send. 

2nd: Use the RRC Checklist

The RRC has a Checklist that MUST be completed and submitted with ANY/EVERY alteration or improvement to your lot. DO NOT submit any request(s) for RRC review without the completed Checklist. If you do it will immediately be returned to you as “Incomplete”.

3rd: Submit Your File (Checklist & All Required Info)

Once you have completed the Checklist and have all your  information, it requires, together (the “File”), email the File to the Secretary,(s) NOT anyone else. The Secretary(s) will acknowledge receipt. If your File submission is not complete it will be returned to you for completion. If your File is complete, Secretary(s) will disburse to RRC for review and forward you a copy of the email, as confirmation, that it has been sent to RRC.

4th: Average Time For Results 14 Days - PLAN AHEAD

RRC has up to 30 days to issue a decision, however their goal is within 14 calendar days. This timeline begins upon you receiving acknowledgement, from the Secretary(s) of your COMPLETED FILE. RRC will review, may ask questions and perform a site visit for evaluation, if needed. Secretary(s) will notify you if the RRC has any questions or requires additional information. 

5th: Official Approval or Decline Document (OADD)

Secretary(s) will email you an Official Approval or Declined Document (OADD), signed by the majority of the RRC for your records. If declined, reason for such will be stated on the OADD. If declined, you may  revise your plan(s)/proposal(s), according to RRC response(s), on the OADD. You may then resubmit the REVISED ENTIRE File (Checklist and all information) and begin the process again. 30 day timeline would restart upon resubmission of the revised File.
